Here’s What’s Included:
Finally, You’ll Have a Step-By-Step Plan for Turning Multifamily Properties Into…
BIG MONTHLY CASHFLOW!
You won’t build cashflow very quickly buying and holding single-family homes…
When we first start out as real estate investors, we typically play it safe. That’s smart, because we are building our skill sets.
Many investors start out as wholesalers before moving into investing in single-family properties. But then they realize that just not going to be enough to get out of the Rat Race once and for all.
If your goal is to leave the 9-to-5 J.O.B. behind, you need to invest in multi-family properties!
So How Do You Do It?
How do you build a portfolio that turns into bigger and bigger cashflow in the form of rent checks month after month, so you can leave your day job and live the life you really want… maybe travel, spend more time with family and friends, or just relax?
That’s exactly what you’re about to learn…
I’m not going to sell you on the importance of investing in multi-family properties.
If you’re here reading this page, you already know it’s an essential aspect of any investor’s wealth-building strategy, because it makes sense…
Building cashflow quickly, a few doors at a time…
Providing ACTUAL value to your tenants, and…
Enabling you to spread your “farm” to new areas across the country (you don’t have to invest only in your own back yard)…
In other words, investing in multifamily properties is the lifeblood of any real estate portfolio!
So, why don’t more people participate in real estate investing at this level?
A lot of so-called “real estate investors” don’t know how to get there.
That’s where the Cash Flow Diary Multi-Family Moguls courses come in.
As a graduate of the MULTIFAMILY MOGULS COMPLETE COURSE, you will be uniquely qualified to make offers on properties that will get accepted… in many cases without using a dime of your own cash or credit!
More specifically, in this 12-session, information-packed MULTIFAMILY MOGULS COMPLETE COURSE, you will learn everything you need to know to invest in multifamily properties… from finding them, assessing them as a go or no-go deal, figuring out what to offer, how to make the offer and what steps to take after you have secured your new properties!
Here’s A Glimpse Of What You’ll Learn:
SESSION #1: MINDSET AND METRICS…
In this session you learn why mindset is so critical to your success. You have to put away negativity and step away from the negative voices in your head and those you hear coming out of other people’s mouths. Believe that you can achieve. That is the first step. Don’t let fear stop you from taking steps as an investor in multi-family properties.
You’ll also learn how to establish and work to daily metrics. By setting daily goals and earning points through specific tasks, you will become a better investor over time. In fact, you’ll be able to track your improvement every day, week and month! These metrics for success include personal development actions, self-promotion activities, communications and more so you can earn 40 points a day.
SESSION #2: NUMBERS NEVER LIE!
In this session you learn to use formulas to determine net operating expenses of properties as well as other helpful calculations. You learn about the importance of gathering the right data and how to interpret it to benefit you in your market.
You learn about hurdle rates and how to determine if a property is a go or no-go. If you’ve ever wondered how you determine the market you should participate in as an investor, this session covers that, too. You’ll also learn about structuring your offers and options, what an LOI is and why it is critical to your success, and you receive an introduction into using the Profit Analysis Quadrant™.
SESSION #3: MARKETING TACTICS AND STRATEGIES…
In this session you are moved through a system that will bring you cashflow and help you find and talk to investors who will let you use their money to help get you there. It starts with playing the Cashflow game, and it’s not brain surgery. It’s smart business practice that puts you in alignment with your goals, and you need to embrace the game. In this session you learn step by step how to invite people to attend, how to get them excited about joining you, how to talk to them while they’re at your game and more.
You also get to dive into the art of negotiations, marketing strategies for building your business and how to position yourself as the local expert to become the center of influence when it comes to real estate investing. There are a lot of real-world questions and answers in this session that will help you be a bigger, badder, better real estate investor, especially in the multi-family realm. This session is a gem!
SESSION #4: THE PSYCHOLOGY OF MAKING OFFERS…
In this session you learn the importance of getting over your fears to make offers… lots of offers. As with anything, there are steps involved in the process, and that’s what you learn in this session. By the end of it, you will see that making offers is a simple process. You just need to learn how to analyze properties the right way and figure out if you can solve problems. After all, solving problems… not finding properties… is the path to success in real estate investing.
You’ll also learn more about the formula that determines if the deal is a go or no-go, and you’ll find out what J. Massey’s “secret sauce” is when it comes to negotiating terms. Plus, you’ll get a tour of the items in the Quick Offer Kit and how to use those critical five sheets of paper in your offers!
SESSION #5: PUT YOURSELF ON A POINTS SYSTEM TO WIN-WIN!
In this session, the purchase process is covered in greater detail. You learn that a good way to do more deals is put yourself on a points system. The system used in this course is a proven 40-point system wherein you earn a certain number of points each day for different actions. While this concept is introduced in an earlier session, you will dive much deeper in this session.
You will also learn more about different markets and how to analyze them, how to pull REIS Reports, how to gather intel about properties and sellers, and how to avoid red flags and pitfalls deals that cost you money.
SESSION #6: THE RULES OF INVESTOR ENGAGEMENT…
In this session you learn the steps of bonding and rapport, as well as the rules of engagement when talking to investors. Developing these skills is critical to your development as a successful real estate investor, particularly in the larger multi-family sector. You will need to know how to engage investors to put money into your deals. There is no way to get around it; you’ll have to talk to lots and lots of strangers. That’s what you learn in this session.
You’ll learn new terms, like why you want to be a PIG, what “white boxing” means and the seven steps involved in this process, why you need five exposures a day, why hitting 40 points a day is so important to your success as an investor and entrepreneur, why you have to get comfortable in asking for referrals and what the success cycle should mean to you.
SESSION #7: CONSTRUCTING THE DEAL IS EASY WITH THE P.A.Q.
In this session you learn about constructing the deal and how to use the Profit Analysis Quadrant™ inside of your deal constructions to make sure you are not giving up too much in your transactions. And most important, you will learn how to use the Profit Analysis Quadrant to identify opportunities and to know what you’re looking for from your numbers to build inventory. What you will come to understand by the end of this session is that it doesn’t matter how you source the inventory; the numbers need to work.
You will also learn about appreciation and the different types of appreciation you have the power to control, when to use the depreciation quadrant and why, how to use the amortization quadrant in certain types of deals, why you’re looking for problems and not properties, and more. By the end of this session, you’ll understand how to make deals a win-win on both sides of the table.
SESSION #8: A DEEPER LOOK AT USING THE P.A.Q.
In this session, you are taken deeper into using the Profit Analysis Quadrant™ with an emphasis on Quadrant 3 (Amortization) and how to combine quadrants for greater returns. You are provided examples from real-world deals and why they worked as they did.
In this session, you get a bit of a math lesson to help you learn how to calculate deals inside Quadrant 3. You learn a special formula and how to explain the benefits of working with you inside Q3 to investors. A lot of this session comes from former Mastermind Group participants’ own experiences, which creates unique educational value.
SESSION #9: CREATING CASHFLOW, CASHFLOW, CASHFLOW…
In this session you dive deep into concepts involved in how to create the most cashflow as a real estate investor and how Quadrant 4 works in the Profit Analysis Quadrant™. You’ll learn about using inverted amortization tables and a few higher concepts used by top investors.
Real-world examples are used in this session, so you will know what to expect when you’re sitting at the table with investors. The concept of due diligence is also covered in this session, as well as why it is critical to know your market when you want to increase your cashflow.
SESSION #10: THE BUSINESS OF INVESTING IN MULTI-FAMILY PROPERTIES…
In this session, you gain a whole lot of insight through listening to the exchanges between the participants of the live Mastermind Group from which the material for this course was taken. You learn everything from what it takes to form an LLC in different states, to when to use a partnership agreement, to understanding the different types of investors you will be dealing with, to why you may not want to use copper in low-income housing.
So much ground is covered in this session that you might want to go through it more than once. It’s likely that the questions on the forefront of your mind at this point in the course are answered in this session. By the end of it, you will have a much deeper understanding of how to structure deals and why you’d want to structure them in different ways for different properties and different investors.
SESSION #11: FINDING THE RIGHT PROPERTY MANAGER(S) AND INSURANCE.
In this session you are introduced to the steps involved in qualifying property managers. What you will learn in this session will help you set standards for operating procedures, management principles and how to improve properties. You will know how to communicate effectively with your property manager, because you will know how to choose the right one for the job in the first place! You’ll also learn the do’s and don’ts of hiring managers. This is an educational session indeed.
You will also learn about insurance and why you want to have it. From rating insurance companies to choosing the right one for your properties, you’ll find the information you need in this session. You’ll even learn about making claims and why you’ll want to use more than one insurance company. When dealing in multi-family investing, you can count on things going wrong with your properties. With the right insurance in place, these events won’t break the bank and can even benefit you in the long run. That’s just one golden nugget you’ll find in this session.
SESSION #12: CONVERSATIONS, CONTRACTS AND A CALL TO ACTION!!
In this session you get a recap of all you have learned in the course. You get to hear a few final questions from participants of the live Mastermind Group from which the material for this course was taken. A lot of what is discussed is about how to use the P.A.Q. in various real-world deals.
As an added bonus, you learn more about creating a good contract and what points the document should include. You walk away from this session with a full understanding of what it takes to be successful investing in multi-family properties and what it starts and ends with, which is lots and lots of conversations!
